Hancock and Topaz Specials: What Laconia Buyers Get background

Hancock and Topaz Specials: What Laconia Buyers Get

Two Special Offer homes at Northern Mobile Homes: the Hancock at $89,250 and the Topaz at $79,900. What each price covers, and what to ask for Laconia.

10/26/2026

If you're shopping for a new home to put on land in Laconia or elsewhere in Belknap County, two Special Offer homes at Northern Mobile Homes are worth a close look right now: the 4-bedroom Hancock and the 3-bedroom Topaz. This post breaks down what you get in each home for the posted price, what the price doesn't spell out, and the Laconia permit steps to plan for.

Northern Mobile Homes is in Rochester, NH, and both homes can be explored online or in person with our team.

The Hancock: 4 bedrooms, now $89,250

The Hancock is from The Independence Series by Clayton Lewistown. It's a Special Offer, reduced from $102,900 to $89,250. That's a 4-bedroom, 2-bath home with 1,440 square feet in a 28' x 54' layout, which makes it a good fit for a bigger household that still wants a straightforward floor plan.

Here's some of what the Hancock's listed standard features include:

  • Architectural asphalt shingles, vinyl Dutch lap siding, and vinyl low-E argon windows
  • 2x6 exterior walls at 16" on center, with R-38 ceiling, R-22 floor and R-21 exterior wall insulation (Thermal Zone III)
  • A Carrier electric forced-air furnace, a Rheem 40-gallon electric water heater and 200-amp electrical service
  • Samsung stainless steel appliances, including an 18 cu. ft. refrigerator with ice maker and a 30" electric smoothtop range
  • LED can lights throughout and 8-foot sidewalls with flat ceilings

The page also lists the home as Energy Star Ready. For New Hampshire buyers, the insulation package and thermal zone rating are the specs to compare closely when you look at other homes.

The Topaz: 3 bedrooms at $79,900

The Topaz is from Clayton's Gem series and is featured as a Special Offer on our home page at $79,900. It's a 3-bedroom, 2-bath home with 869 square feet at 14' x 66'. If you want three bedrooms on a smaller lot or a smaller budget, it's an easy one to start with.

The Topaz's listed standard features include 2x6 exterior walls, R-38 ceiling and R-27 floor insulation, vinyl low-E windows, 200-amp electrical service, a 40-gallon electric water heater, an electric forced-air furnace and an Ecobee smart thermostat. Inside you'll find 8-foot sidewalls with flat ceilings, LED can lights throughout, DuraCraft cabinets, an 18 cu. ft. frost-free refrigerator, a 30" electric range and a choice of seven interior color palettes.

What the posted price doesn't spell out

The Hancock and Topaz pages list the price of the home and its standard features. They don't say whether delivery, setup, a foundation, site work, utility hookups, permits or taxes are included. Those costs depend on your land and your town, so ask us to list each one in writing before you compare our price with anything else. It's also worth asking:

How far is the home being delivered, and what does that cost? What foundation or setup does your site need? Who handles the permit application with your town? Which options would change the price if you customize the home? And how long does the Special Offer price stay in place?

Clear answers to those questions make it much easier to see the full cost of moving into either home.

Permits in Laconia

If your land is in the City of Laconia, the Code Enforcement / Building Department at City Hall, 45 Beacon Street East, is where building permits start. The city's permit table lists a new residential home as needing a Major Building Permit. The building official also issues certificates of occupancy and electrical permits, while plumbing, driveway and excavation permits come from Public Works. Zoning questions go to the city's Zoning Department, and the city's permit applications note that Planning Board or Zoning Board approval may be required before a permit is issued.

If your land is in one of the towns around Laconia, check with that town's building and zoning offices instead.

The Hancock and Topaz are two of many homes in our online catalog. Our Gem series also includes the Sapphire 66, a 3-bedroom, 2-bath home with 990 square feet at 16' x 66', listed at $94,900. You can use our property map to see how a home could sit on your lot.
